Polygon Heilbronn
Mix of apartments in a special architectural ensemble
The POLYGON residential development includes the construction of five apartment buildings on a plot of approximately 3,287 m2 on Happelstraße in Heilbronn. The buildings stand out due to their exceptional architecture, with polygonal shapes that result in varying roof heights and create intriguing spatial dynamics. Each facade boasts a unique look and volume, without the usual division into front and rear sides. A central, landscaped courtyard provides access to the residential buildings and the shared two-storey underground parking garage.
All buildings meet the requirements for a KfW Efficiency House 55 (Buildings Energy Act (GEG)), comply with regulations for noise protection, and feature efficient ventilation technology. They will be constructed according to the standards of the EnEV 2016 and will include insulated exterior walls as well as a green roof. A total of 69 privately financed and 20 subsidised residential units, as well as 92 parking spaces in the underground garage, will be created in the POLYGON. The apartment mix includes 1.5- to 4-room apartments with living areas ranging from 35 to 147 m2.

The location
Heilbronn
Modern flair and Swabian coziness
As the sixth-largest city in Baden-Württemberg, Heilbronn serves as the central hub of the Heilbronn-Franken region and is part of the European Metropolitan Region of Stuttgart. The “Käthchenstadt” on the Neckar is not only a city of wine but has also been a university town since 2020. Its long history is still evident today in the historic city centre, the Heilbronn market square with the Käthchenhaus, the Deutschordensmünster, the Fleischhaus, and the medieval Bollwerksturm. What is striking is the multitude of fountains in the city area, each of which is a gem of craftsmanship. Culturally, Heilbronn offers numerous opportunities to experience music, theatre, art, or literature with the Harmonie Concert and Congress Centre, the Vogelmann Art Gallery, the city theatre, and the Literaturhaus in the Trappensee Castle. A variety of monuments and museums with art collections and exhibitions on the city’s history are also worthwhile destinations. In addition to vineyards and nature reserves, the green oases within the city provide opportunities for relaxation right on the doorstep. In particular, the Wertwiesenpark, which emerged from the Baden-Württemberg State Garden Show in 1985, with its water playground, halfpipe, barbecue areas, mini-golf course, rose garden, and flowerbeds, is now a popular spot for everyone. Additionally, the Wartberg and the Jägerhaus are popular excursion destinations offering panoramic views.
Sontheim
Between urbanity, vineyards and the Neckar
With nearly 12,000 residents, Sontheim is the second-largest district of Heilbronn after Böckingen. Located south of the city centre, it offers vibrant urban life between vineyards and the Neckar. Originally a farming and wine-growing village, it gradually developed into an industrial location since the late 19th century and was incorporated into Heilbronn in 1938. Numerous prominent buildings, such as the Old Town Hall, the Deutschorden Summer House, the Ackermannstift, and the Martinuskirche, bear witness to its eventful history.
Sontheim is home to all levels of educational institutions, from primary school to grammar school. The Heilbronn University of Applied Sciences also has its main campus here. Family-friendly and well-developed in terms of infrastructure, Sontheim offers not only a vibrant community life but also regular cultural events. The Sontheim Old Town Festival and the concerts of the youth choir Arcobaleno are firmly anchored in the local community. Attractive recreational opportunities are provided by the Wertwiesenpark and the TSG Heilbronn sports club.
